How to Reserve

To reserve your unique bargain USA property with high yields, please complete the reservation form carefully and return this form to Belgrave Group Ltd. Please complete, scan and email to sales@belgravegroup.com . ONE form is required for each Unit you would like to reserve.

Sales Procedure:

Step (1) The type of houses we could offer on your behalf would be presented to you, outlining background to the area, and an idea as to what projected capital earnings you could expect on your investment.

Step (2) Once you have decided to invest, a deposit of 10% would be due which would be paid into a client account. You would then receive USA Agreement to Purchase documents to be signed, after a foreclosure property bid had been confirmed (approximately two weeks). Monies would then be sent immediately to the closing company in the USA to secure the said property.

Step (3) Solicitors or a titlement closing company in the States and UK will commence all legal work and searches on the property and the clearing of any charges on the house. An inspection by the City inspector would follow and a clearance certificate would be issued.

Step (4) Documents will be returned to you to be signed once everything is in order. These again need to be returned to Belgrave Group to be forwarded by courier to the solicitors or closing company in the States UK. Belgrave Group would also need balance of payment at this stage.

Step (5) Two weeks later the title deeds will be delivered to you. Belgrave Group then commences refurbishment and on completion and the securing of the certificate “passed for occupation”we would assign the letting agents to place tenants. The management service would commence at this point.

From start to finish you would be looking at completion within 6 weeks (and perhaps even 4 weeks). We would expect to have a tenant within 4 weeks but as there is no mortgage to be paid, if it were to take 8 weeks, there would be no cost to you, the investor. We would obviously make every effort to have the property occupied immediately.
